How to Use the Sonoran Front Yard Conversion Kit
Site Prep
Kill or remove existing turf completely — solarize with clear plastic for 6–8 weeks before seeding, or use a non-selective herbicide and wait the label-required interval. Scalp the area to bare soil. Rake lightly to break up surface crust. In very sandy soils, a light topdress of native compost (1/4 inch) can improve seedbed moisture retention.
Seeding
Broadcast seed at 3–4 lb per 1,000 sq ft using a hand spreader or rotary spreader. Mix species in the hopper together — no need to seed separately. After broadcasting, rake seed lightly into the top 1/4 inch of soil or use a lawn roller to press seed into the surface. Good seed-to-soil contact is the single most important factor in germination.
Establishment
Water lightly twice daily for the first 2–3 weeks to keep the soil surface moist. Bermudagrass will show first (14–21 days), followed by Buffalograss (21–40 days) and Desert Marigold (14–30 days). Once seedlings reach 2 inches, taper irrigation to every 2–3 days, then weekly, then monthly as the stand matures.
Long-Term Care
After the first full growing season, this mix requires little intervention. Deep water once a month in summer if monsoons are below average. Can I get a rebate for removing my grass and seeding this?

Will Bermudagrass take over the other species?
Bermudagrass is aggressive, but in this blend it fills bare patches and establishes fast while Buffalograss fills in slower. Over 2–3 seasons, Buffalograss naturally competes and the two species find a balance. Desert Marigold self-seeds and persists in open areas. If Bermudagrass dominates more than desired, spot-scalp heavy patches in fall to give slower-growing species a foothold.
My lawn goes tan in summer. Is the seed dead?
No. Buffalograss and Bermudagrass go dormant in extreme heat or drought — this is a survival adaptation, not death. The roots remain alive underground. Warm-season desert grasses turn tan in midsummer and during winter dormancy. They green up again with monsoon rains or when temperatures cool below 95°F. Dormancy is a sign the plants are working as designed.
When is the best time to seed in Phoenix or Tucson?
The ideal seeding windows are late spring (April–June, soil temp above 65°F) or early monsoon season (late June–July when natural rainfall aids germination). Avoid seeding in peak summer (mid-July through August) when daytime temps exceed 105°F consistently — seedlings cannot keep up with evaporation even with twice-daily watering. Fall seeding is not recommended for warm-season desert grasses.
Do I need to amend the soil before seeding?
Not necessarily. All three species in this kit are adapted to native Sonoran soils — alkaline, sandy, and low in organic matter. In compacted clay-heavy soils, shallow tilling (2–3 inches) improves seedbed quality. A light topdress of compost (1/4 inch) helps in very sandy soils by retaining moisture during germination. Avoid heavy fertilizing before seeding — it encourages weed competition.
How often will I need to water after the lawn is established?
Once fully established (typically after the first full growing season), this mix needs deep watering once a month during summer if monsoon rainfall is below average.
